Louisiana Overhauls Self-Storage Lien Sale Rules

Louisiana’s Senate Bill 101 (SB 101), signed into law by Gov. John Bel Edwards, will modernize the state’s self-storage lien laws starting Jan. 1, 2022. The legislation allows online advertising for lien sales and introduces updated notification and rental agreement requirements to improve communication with tenants.

Operators can post lien sale notices on online-auction websites instead of newspapers.

Updated Rental Agreements

Leases must request two email addresses and a phone number, and include bold, initialed lien-rights language or send that information separately via mail, email, and text.

Stricter Notification Process

Delinquency notices must be sent by verified mail, email (both addresses), and text if available, with specific timelines for enforcement based on how lien rights were disclosed.
