Utah Updates Self-Storage Laws with New Bill SB 265
Utah Governor Spencer Cox recently signed Senate Bill 265 (SB 265), which updates the state’s self-storage laws.
The new rules will take effect on May 1, as announced by the Self Storage Association (SSA) on March 25.

Late Fees:
Operators can charge a late fee of $20 or 20% of the rental amount, whichever is higher, as long as the terms are clearly outlined in the rental agreement.
Property Disposal:
The bill introduces a process for handling property left behind when a rental is terminated for reasons other than non-payment.
Electronic Contracts:
It confirms that rental agreements can be signed and delivered electronically.
Contract Modifications:
Tenants must receive notice of changes to agreements by email or First-Class Mail at least 30 days before they take effect.
