Arkansas Passes Law Excluding Intangibles From Self-Storage Tax Valuations
Arkansas Governor Sarah Huckabee Sanders has signed House Bill 1475 into law, preventing county assessors from including intangible property when determining property tax values. The bill, strongly backed by the Arkansas and national Self Storage Associations, aims to protect self-storage operators from inflated tax assessments.

1. HB 1475 excludes intangible property—such as goodwill, rental agreements, and customer lists—from property tax assessments.

2. Facility owners can now request a written explanation on how intangibles were excluded from their property’s valuation.
3. The bill received unanimous support, passing the Arkansas House and Senate without opposition.

Spartan Acquires Three Self-Storage Facilities in Booming Northwest Arkansas
Spartan Investment Group has acquired three self-storage properties in Northwest Arkansas—located in Bentonville, Rogers, and Springdale—totaling 1,890 units and 323,780 net rentable square feet. The company plans to invest over $1 million in upgrades and continue operations under the Extra Space Storage brand.

1. The properties are strategically located within 20 miles of each other along I-49, near 14,000+ residential units and three Fortune 500 headquarters.
2. The facilities will remain under the Extra Space Storage brand and feature unit sizes ranging from 50 to 360 square feet.
