AB 1916 Streamlines Tenant Removal for California Storage Operators

California Governor Gavin Newsom has signed AB 1916 into law, a bill championed by the Self Storage Association (SSA) and the California Self Storage Association (CSSA). Set to take effect on January 1, 2025, the new law significantly simplifies the process for self-storage operators to dispose of tenants' property when tenants fail to vacate for reasons other than non-payment.

Instead of filing a costly and time-consuming unlawful detainer lawsuit, facility operators can now use a self-help process involving written notice and, if necessary, a property sale—without court involvement.

Key Points
Eliminates Unlawful Detainer Requirement:
Operators are no longer required to go to court to remove a tenant’s abandoned property after a lease ends for non-payment-related reasons.
Two-Notice Requirement:
Operators must send two written notices before advertising and conducting a sale of the stored property.
Rental Agreement Updates:
Facility owners can amend rental agreements with 30 days’ written notice. If tenants continue storing items after the date, the new terms become binding even without a signature.

Westport Properties Acquires High-End Self-Storage Portfolio in Southern California

Westport Properties, a California-based real estate operator and owner, has acquired a Class A two-property self-storage portfolio in Southern California, consisting of 2,284 units and 270,841 rentable square feet. The facilities are located in Carson and Carlsbad, areas known for strong visibility, high traffic, and favorable demographics. At the time of sale, both properties were approximately 90% occupied and operated under the StorQuest Self Storage brand.
Key Points
Strategic SoCal Locations:
The Carson facility sits on a 4.5-acre site in the South Bay Area, while the Carlsbad property is adjacent to Bressie Ranch, surrounded by new residential and commercial developments.
High Occupancy & Visibility:
Both sites are located on heavily trafficked roads, offering excellent visibility and accessibility, with ~90% occupancy, indicating strong local demand.

Customization Options: Units are customizable with options for corporate colors, climate control, and different door and partition choices. Sizes range from 8-10 feet wide and up to 40 feet long, with popular sizes being 10’ x 10’ and 10’ x 20’.
