SmartStop Affiliate Acquires Five Self-Storage Facilities Across FL, TX & AZ
Strategic Storage Growth Trust III, Inc. (SSGT III), a private REIT affiliated with SmartStop Self Storage, has acquired five self-storage facilities across Florida, Texas, and Arizona. The properties, located in high-growth suburban areas, total over 500,000 rentable square feet and nearly 3,600 storage units. This acquisition aligns with SSGT III’s strategy to expand in economically strong markets with high demand for self-storage.

Arizona Self-Storage Law Update: Towing Option Replaces Auctions for Defaulted Vehicles
Arizona has updated its self-storage lien law, allowing facility operators to tow vehicles, watercraft, or trailers found in defaulted storage units instead of auctioning them. The provision, part of House Bill 2087 (HB2087), took effect on October 1 and simplifies the process for operators handling abandoned vehicles. The Arizona Self Storage Association (AZSSA) played a key role in advocating for the change.
Key Points
New Towing Provision: Storage operators can tow vehicles, watercraft, or trailers from units in default for over 30 days instead of auctioning them.
Tenant Notification: Operators must send a 10-day notice with towing company details and a final deadline to resolve the default.
Legal Protection: Once the vehicle is removed, the operator is no longer liable to the tenant or other claimants.
