Nearly every booth at SSA last week had AI on the banner. I walked the floor as a technologist and a storage investor, working in a company backed by large owner operators, and one thing kept nagging at me.
Most of what I saw treats AI as a black box. Your data goes in, a rate or a decision comes out, and you are asked to trust it because the model knows better than you do.
I do not believe that. Nobody who has actually run a facility believes that. I have spent enough years on both sides of this business, and enough of them working with large, sophisticated owner operators, to say why.
AI is the best analyst you will ever hire. It reads every lease, every move-out, and every competitor rate change across your portfolio in real time. It never gets tired and it never misses a pattern. Nobody should be doing that work by hand anymore.
But an analyst is not the decision maker. You are.
You know the units by the back gate are less desirable than the rest. You know the apartment complex down the road opens in March. You know which manager can hold a rate and which one folds on the first phone call. No model trained on the whole country knows any of that, and pricing your property as if it did is how good assets get run into the ground.
So we took a different approach. You instruct the AI on what each facility really is, including the quirks only you know. It comes back with the data and a recommendation built on your knowledge of the property, not a standardized model that is supposed to work for everyone. It tells you why it landed where it did, so when it is wrong you can correct it, and it learns from the correction.
It is your analyst, not your boss. You know more.
